The Situation

Insignia Mortgage was approached to locate commercial property financing on an $8 million owner/user art studio.  The borrower was seeking a max leverage loan structure with competitive pricing and a step-down prepayment penalty

The Solution

Insignia Mortgage located a local bank willing to go to 80% of the purchase price and customize the prepayment penalty to meet the borrower’s requirements. The borrower brought over his business accounts which subsequently lowered both the rate and the margin on the loan.
